Public inspection of the draft amendments to the Spatial Plan of the Special Purpose Area (PPPPN) for the project has begun "Belgrade on the water" along which this settlement spreads to the Novobeograd bank of the Sava. Public inspection lasts until August 28.
The focus of the changes is the area on the left bank of the Sava between Gazela and the Ada Bridge.
According to the amendments to the PPPPN, there will be a new urban zone with housing, business facilities and greenery. It is planned to build 558.000 square meters of residential and commercial space, while the maximum permitted height of future buildings is 85 to 100 meters.
Apartments for 8.900 residents
Since it is planned that around 8.900 inhabitants will live there, new public facilities such as an elementary school and a kindergarten along Vladimira Popović Street, before the entrance ramp to the Gazela bridge, as well as annexes of preschool institutions in residential blocks, as well as a health center, near the exit ramp from Gazela to the Sava center, are planned in this neighborhood.
37,27 hectares are intended for public green and free areas. There will be park areas along the banks of the Sava, between Gazela and the New Railway Bridge (Hajdin's), as well as under this railway corridor.
In the area next to the Old Railway Bridge, which is currently being reconstructed as a pedestrian bridge, a park with a Ferris wheel is already being arranged, the opening of which was announced before the start of the Expo.
The construction of a new road network that will serve this neighborhood is also planned. The street marked as SAO 28 will have a maximum profile of 26 meters. The construction of a new roundabout under the Gazela bridge is also planned, which will connect this road with the future traffic network in Block 18.
Little crow
Since the capacities of the storm sewers are already filled, a new sewage pumping station is planned near the Gazela bridge.
Part of the planned construction is in the immediate vicinity of the protected wintering habitat of the little wren, so the plan prescribes a 50-meter strip of public greenery around the habitat of this marsh bird. Because of the small vranc, the highest permitted height of buildings was reduced, and special measures were prescribed for glass facades and lighting to enable its movement.
