Real estate identity card freely available on the Internet
"Identity card of your real estate" has the same legal force as the document issued at the counter and is valid before all competent institutions

According to the draft plan, which is available for public inspection as of today, it is clear that the "Yugoslavia" hotel will be demolished, that there will be two towers, and that none of this is in accordance with the higher order plan. Public inspection of the proposed Draft is the only legal possibility to challenge these illegalities
Today, the public review of the Draft Detailed Regulation Plan (DRP) of block 11 and part of block 10 in the municipalities of Novi Beograd and Zemun began, that is, for the area on the banks of the Danube, where it is now located Hotel "Yugoslavia". Public inspection lasts until May 20.
The creation of a new detailed regulation plan is financed by Millennium Team's daughter company PD MV Investment doo.
This March, the "Yugoslavia" hotel was sold to the "Millennium Team" for 27 million euros.
Demolition is allowed.
According to the still valid Detailed Regulation Plan, the reconstruction of Hotel "Yugoslavia" is foreseen, and in the PDR, which is available for public inspection as of today, it is stated that "removal of all existing buildings within the urban zone M4 is permitted". According to the "Naša mesna zajednica" association, this means that the "Yugoslavia" hotel, built 55 years ago, will be demolished.
"This is unequivocally seen from the graphic part of the plan as well as the textual part of the study analysis in which it is explicitly stated that the demolition of Hotel Jugoslavija is planned," the association says.
Instead of the "Yugoslavia" hotel, PDR envisages the construction of a luxury hotel and two towers, one of which should be a business and the other residential. The towers are 255 meters high, and the building is 48 meters high.
The Association claims that the new PDR "is in complete collision with the higher order plan - the General Regulation Plan of Belgrade".
Pretending to be green
The most obvious argument for this claim is the maximum permitted height of buildings: For residential and commercial buildings, the maximum permitted height of the building is 48 meters, not 155 meters as stipulated in the new PDR.
Then: According to the general regulation plan of Belgrade, the area where Hotel Jugoslavija is located is intended for commercial facilities, not for a residential-business complex.
Next: The general regulation plan of Belgrade. The minimum percentage of green and free areas on the plot on which a residential and business facility is planned is 40%, while, according to the association, the new detailed regulation plan envisages less than 10% of green areas. They point out that the required percentage of free and green areas is faked "by taking into account the existing green area of the Liberation Quay with the planned purpose of the green area on the banks of the Danube and the part of the Danube with the planned purpose of the water area."
On that 10 percent of the green area, it is planned to build a measuring and regulating gas station with a protective belt, which will further reduce green areas.
It is also planned to relocate the existing sewage collector without the previously prepared project documentation for its relocation, as requested by the Belgrade Public Water and Sewerage PUC. The preparation of the documentation is foreseen after the adoption of the plan, so there is a high probability that the existing already overloaded sewage infrastructure will be endangered.
One kindergarten per 1150 inhabitants
According to the new PDR, 1150 new residents and 1600 employees will live in the mentioned two blocks, and a kindergarten is planned for only 80 children, which will not be nearly enough. Instead of providing a kindergarten of the necessary capacity with a yard where children can play, it is planned that the tenants will use five existing preschool institutions located in the immediate vicinity of Hotel "Yugoslavia". Needless to say, they are all already full.
Public inspection of this PDR is open until May 20, every working day from 9 a.m. to 18 p.m., in the building of the City Administration of the City of Belgrade, at Street 27 Marta 43-45. The public session of the Planning Commission of the Belgrade City Assembly will be held on June 13. During the public session, all natural and legal persons present who have submitted objections in relation to the Plan Draft in written form may explain their objections to the Committee for Plans of the Belgrade City Assembly.
Public review is the only legal possibility to challenge the proposed draft.
