More than a third of tenants live in Belgrade, more precisely there are 63.038 apartments that are used on this basis, then in Vojvodina - 53.137, and the least in Southern and Eastern Serbia, where only 22.297 are rented. Almost 98 percent of apartments are privately owned
There are 24.935 apartments for rent in Novi Sad, 7.027 in Niš, and 3.983 in Kragujevac.
The results of the census show that in Serbia, according to population density, the most represented apartments have an area of 20 to 30 square meters per person and apartments with an average of 1 to 1,25 rooms per person.
According to the results of the 2022 census, the largest number of apartments are privately owned. A total of 3.536.885 privately owned apartments were listed, which is 97,9 percent of the total number of apartments.
There are 33.724 apartments with non-private ownership, which is less than one percent of the entire housing stock.
A total of 2.292.325 apartments (or 87,3 percent of the total number of inhabited apartments) were listed in which at least one of the household members is the owner, while 325.743 (or 12,4 percent) are used by tenants, tenants or relatives.
Prices high despite weak sales
The real estate market saw a 13 percent drop in sales in the second quarter. Due to the growth of the Euribor, housing loans are more and more expensive, and real estate agents state that the owners value their apartments too much, so corrections are needed.
