The Belgrade Secretariat for Urban Planning and Construction announced an early public inspection of the Detailed Regulation Plan (DRP) of Block 11 and part of Block 10, which also includes the building of the "Yugoslavia" hotel.
First, a few explanations.
The building of the Hotel "Yugoslavia" was on the list of assets under prior protection until December 2011. Since it was badly damaged during the NATO bombing, and the original interior was partially destroyed and then changed, the Institute for the Protection of Cultural Monuments deleted the "Yugoslavia" hotel building from the records of assets under previous protection.
By the way, in the Plan of General Regulation of the Construction Area of the City of Belgrade, the building is on the list of "valuable buildings of the modern era under partial protection regimes" and represents an object of interest for the protection service.
The owners of the plot on which the "Yugoslavia" building is located are MV Investment doo and the bankrupt company Danube Riverside doo.
The detailed regulation plan that the City Secretariat made available for public inspection, invested by MV Investment doo, was published in the "Official Gazette" in February of this year. The author of that PDR is "Bureau cube partners".
In the Detailed Regulation Plan, it is written that the location of the hotel complex "Yugoslavia" represents an important city point and benchmark, but that the development of the location is inevitable and urgent.
"The current state, especially the devastated and unused parts of the buildings (especially the hotel itself), imposes the necessity of including the space in the city life in order to give it the functional and aesthetic component and significance it deserves," writes PDR.
It also says that the reconstruction of the existing hotel building, the construction of a high-rise building and a new "spatial-functional, traffic and technological organization of space with business premises, commercial activities and condominium-type housing in a certain percentage" are planned.
"In addition to housing, it is possible to build trade, commercial, business and other purposes, which do not impair the comfort of housing and the environment, namely trade, business, catering, hotels, casinos, service crafts, tourism, sports facilities, cultural facilities, doctor's offices, health clinics, pharmacies, computer centers, educational facilities (private schools, playrooms, workshops for children, etc.), in order to achieve a defined percentage of the representation of planned purposes within the urban zone. it says in the document.
According to the PDR, which was made available for inspection, the height of the built object is 155 meters.
Association "Naša mesna zajednica" reminds that according to the higher order plan, the maximum permitted height of buildings in that area is 32 meters.
In "Our local community" they say that "the height of the future building up to 155 meters was reached by applying special construction rules and it was obviously met by the investor MV Investment doo."
It was announced that during the reconstruction, only the main hotel building would be completely renovated, while the other buildings within the complex would be demolished.
According to the website of the Agency for Business Registers (APR), the activity of "MV Investment" doo is the rental of own or leased real estate and its management. The company is 100% owned by the "Millennium Team", a company known for the jobs it received from the state on large projects, the most famous of which is Belgrade on Water.
