"We will be appealing to the Court of Appeal, and we are awaiting a call from Eureka bar to find out what they intend to do with Genex Tower." That's all we can do at the moment," Božidar Stavrić, manager of the Geneks Kula residential community, told the "Vremena" portal, regarding yesterday's news that Aleksandar Kajmaković's company paid 2,4 billion dinars on the basis of a sales contract with the Agency for Licensing Bankruptcy Trustees (ALSU ), and thereby became the owner of part of Genex tower.
Specifically, there are 28 separate parts with an area of 14.943 square meters, then business space from the 27th to 37th floor with an area of 1.450,39 square meters, as well as business and garage spaces with an area of 9.023 square meters and ten garages of 6.445 square meters.
Stavrić says that "one should not be surprised if they announce the sale of each floor individually, thus increasing the 2,4 billion dinars spent."
A few days before the payment, he says, "it seemed that Eureka at least wanted to get out of this story", and recalls that they asked the Board of Creditors to extend the payment deadline. The board, which includes the company LHB AG from Frankfurt, the Belgrade Tax Administration, a representative of former employees and a representative of the National Heroes Housing Association no. 41/B Novi Beograd, the majority of votes were against the extension of the deadline. The only "yes" vote was given by LHB AG Bank from Frankfurt, which, Stavrić explains, "has been on the Creditors' Committee since 2016 as a company with which "Generaleksport" cooperated before the bankruptcy."
Before that, says Stavrić, "Eureka at least tried to add an annex to the contract on extending the payment deadline in ALSA, but they failed." All this says that the impression is not unfounded, that Eureka tried either to abandon the purchase or to change the terms of the contract".
At the meeting, which Stavrić assumes will be scheduled soon, he will also discuss the disputes initiated by the tenants against "Generalexport", the builder and the first owner of the Genex tower. All those disputes are now inherited by "Eureka bar". Claims are 45 million dinars from the bankruptcy estate.
Namely, there is also an ongoing dispute about 58 garage spaces under the residential building, the gallery located on the roof of the residential community and the two-level footbridge that connects the residential and commercial parts of the Geneks tower.
The Genex tower currently represents the most valuable part of Generalexport's assets. Former employees of the former Yugoslav business giant "Generalexport", as well as its daughter company Internacional CG, are also waiting for payment from the bankruptcy estate. They are entitled to compensation from the social program that dates back to 2009, and is worth 200 euros per year of service.
